Frequently Asked Questions (FAQ)
1. Why do I need a Realtor®?
Realtors offer you access to more information and expertise than you would have otherwise. While anyone can access websites that provide information about listings, Realtors have access to an exclusive database, the Multiple Listing Service (MLS), which provides detailed price history information which can tell you how the price of properties has changed over a period of time. Agents also have extensive training and experience with what can be perplexing paperwork, complicated transactions, and multi-step processes. Most agents have a database of trusted professionals, such as lenders, roofers, landscapers, plumbers, cleaners, etc.

3. How do I best price my home?
You should determine what your home is worth based on comparables of similar properties sold in your neighborhood and other market considerations such as competition, season, and inventory. A lot of factors can come into play when selling or buying a home, and not all of them can be anticipated so it is important to listen to your real estate agent as they are knowledgeable about strategies that work and do not work as it pertains to current real estate market conditions.
4. What is the difference between being prequalified and and pre-approved for a loan?
Pre-qualified is the process that involves getting an overall picture of a borrower and his or her debts, income and assets. Borrowers can get pre-qualified over the phone, online or in person. Pre-approval requires you to provide proof of your financial history and stability. The lender will verify this documentation and based on your financial stability, will say whether you’re eligible for a loan and how much you are eligible for.
5. What are the benefits of considering new construction?
The most alluring aspect of a new construction home may be the flexibility the buyer has when it comes to what they want in their new home. Many home builders will allow their buyers to be a part of the building process, giving the customer a chance to customize. As new technology develops, these same advances make their way into new construction homes. Energy efficient updates are becoming standard in many new communities, which in turn can lead to overall savings. New homes are often equipped with built-in technologies such as alarm systems, speakers, internet wiring and cable.
